We begin by thoroughly reviewing all contract documents for accuracy, required signatures, critical dates, and contingencies, submitting everything to the brokerage compliance system promptly. We actively pursue completion of any missing or outstanding documents to prevent delays and protect your transaction.

Clients receive a detailed introductory email outlining key contract terms, important deadlines, and next steps, so expectations are clear from the start. Throughout the process, we provide proactive deadline reminders and ongoing communication to ensure nothing is missed. We also initiate contact with the cooperating agent to confirm timelines, financial details, and expectations.

To keep all parties aligned, we compile and send complete document packages and introductions to both the Title Company and Lender, maintaining regular check-ins to confirm progress, communicate amendments, and help ensure clients receive their Closing Disclosure within the required 72-hour window prior to closing.

Our team facilitates the scheduling of inspections, coordinates home warranty setup when applicable, and assists with utility transfer information as needed. As closing approaches, we coordinate the final walkthrough and closing appointments, working closely with clients during closing week and providing clear guidance through one-week-prior and 24-hour-prior closing emails outlining what to expect.

After closing, we submit all required documents and checklists to the brokerage for final compliance.
